Renovating your home is exciting, but it can also be a bit of a minefield if you’re not prepared. As a local builder, I’ve seen the good, the bad, and the budget blowouts – and I want to help you avoid the common traps. Renovating is daunting… but believe it or not, it can be a smooth process. Good builders work in partnership with their clients, making sure that none of the below happens.

Here are the top five renovation mistakes people make (and how to steer clear of them!).

1. Choosing the cheapest quote over quality

The mistake: Going with the cheapest quote without checking experience or reputation is often not a good idea.

Why it’s a problem: Cheap doesn’t always mean good. Poor workmanship or cutting corners can lead to bigger costs down the track.

How to avoid it: Choose a builder with experience, good reviews, and a clear communication style. Ask to see past projects or speak to previous clients. A good builder might not be the cheapest, but they’ll save you money in the long run. Choose one that knows your local area and council, and trust your gut. If you get good vibes, it’s often the right builder to choose.

2. Underestimating the budget

The mistake: Setting a tight budget without allowing for unexpected costs.

Why it’s a problem: Renovations almost always uncover surprises – water damage, outdated wiring, or structural issues. If there’s no buffer, you’ll be left scrambling. At a recent project, we could foresee extra landscaping costs, and we let the client know early so they could budget for it.

How to avoid it: Set a realistic budget and include a contingency of 10–15% for the unknowns. Get a detailed quote from your builder so you know what’s included and what’s not. Make sure you have good lines of communication with your builder, so you know first, if there is any possibility of extra costs. Be clear on room budgets and stick to them!

3. Not having a clear plan

The mistake: Jumping into a renovation without a solid plan or just “winging it” as you go.

Why it’s a problem: It leads to confusion, delays, extra costs, and sometimes having to undo work that’s already been done. We had a client who constantly changed their mind throughout the project, which meant the project was delayed by weeks as we reset and changed direction on a few things. If you’re renting somewhere else whilst renovating, it can be very costly.

How to avoid it: Before any work begins, take the time to get clear on what you want. Write a list of your must-haves and nice-to-haves. Work with your builder to create a clear plan and timeline. A bit of upfront planning can save you a world of stress later on. There are so many online tools to help your family plan your reno; Pinterest, Trello, Monday – the list goes on.

4. Changing your mind through the project

The mistake: Making changes after the work has started.

Why it’s a problem: It causes delays, increases costs, and can impact other parts of the build.

How to avoid it: Take the time to finalise your design and finishes before the job begins. Some of your choices may have long lead times for ordering, you certainly don’t want to miss out on your ‘dream’ tile or vanity! If you’re unsure, ask questions up front. If you do need to change something, talk to your builder as early as possible to minimise the impact.

5. Ignoring council rules and permits

The mistake: Starting work without checking if approvals are needed.

Why it’s a problem: You might be forced to stop work, pay fines, or undo what’s been done. It’s important your builder is across the DA conditions so that nothing is missed. If there are problems, it can cost you crucial time and money.

How to avoid it: Always check with your local council or ask your builder if approvals are needed. Many DA’s have specific requirements that have to be adhered to from protecting trees to construction hours, they are all important.
